RE: Peppertree at Hidden Hills PP 2017-088, KB Home Coastal, The Continental Insurance Company, Bond No. 30029021
Plot Plan No. 2017-088 is for a Model Home Complex, including a temporary sales office, temporary parking, a
temporary restroom, and landscaping and irrigation for Lot Nos. 136-140 of Tract Map No. 30142-2 (Peppertree at
Hidden Hills). The Model Homes will be located on Lots 137-140 with the temporary sales office located within the
home on Lot No. 137. Lot No. 136 will contain the temporary parking lot including eight (8) standard parking spaces
and one (1) parking space for persons with disabilities. A temporary ADA accessible restroom screened by a temporary
wood screen fence will be located on Lot No. 136 as well. TR30142-2 is located south of Craig Avenue, east of
Murrieta Road and west of Evans Road.
This approval also includes the following signage for the Model Home Complex:
• One (1)- 15 sq. ft. Sales Center sign with an overall height of five (5) feet
• One (1)- four (4) sq. ft. Sales Center Parking sign with an overall height of five (5) feet
• One (1) flag pole for an American flag with a pole height of 17 feet
• Miscellaneous “Watch Your Step” and “Landscape Disclaimer” signs as shown on the approved site plan.
The City of Menifee Landscape Inspector has completed inspections at the model homes for Peppertree and the
landscaping is consistent with City of Menifee standards. KB Home Coastal was granted occupancy of the model lots
and turned the maintenance of the lots over to the property owners in August of 2021 and satisfied all conditions of
approval for the Model Home Complex Approval and Tract Map No. 30142-2, therefore, the City of Menifee Community
Development Department approves the full release of this bond.
