Commissioner Diederich led the flag salute.
4. PRESENTATIONS
There were no presentations.

The agenda was approved unanimously (5-0) with no modifications.

9.1 Tentative Tract Map No. 38128

Chair LaDue opened the Public Hearing at 6:26pm.
City Clerk Sarah Manwaring stated that the Public Hearing was legally noticed and
correspondence was received.
Applicant Paul Onufer from JPMB Investments, LLC agreed to the conditions of approval.
Monica Hernandez provided a public comment.
Chair LaDue closed the Public Hearing at 6:32pm.
ACTION:
1. Adopted Resolution No. PC23-597 adopting an Initial Study & Mitigated Negative
Declaration (IS/MND), based on the findings incorporated in the Initial Study and the
conclusion that the project will not have a significant effect on the environment and
direct staff to file a Notice of Determination; and
2. Adopted Resolution No. PC23-598 approving Tentative Tract Map No. 38128
(PLN22-002) subject to the attached conditions of approval and based upon the
findings and conclusions incorporated in the staff report.

Engineer Diego Guillen who provided a presentation.
Chair LaDue opened the Public Hearing at 6:48pm.
City Clerk Sarah Manwaring stated that the Public Hearing was legally noticed.
Correspondence was received.

10.1 Workshop for Menifee Washbank Express Architecture — DEV2022-024
Deputy Community Development Director Orlando Hernandez introduced Associate
Planner Fernando Herrera who provided a presentation.
The Planning Commission provided feedback and direction regarding the proposed
architecture to staff and Jay Park, a representative of the applicant. The applicant's
representative answered some questions asked by the Planning Commission.
ACTION:
1. Conducted a workshop and provided feedback on the proposed architecture and
design for a proposed mixed -use carwash and office project.
11. COMMUNITY DEVELOPMENT DIRECTOR COMMENTS
There were no comments.
12. COMMISSIONER REPORTS ON COMMITTEE ACTIVITIES
There were no reports from the Commission.
