Dear Mayor, City Council, Planning Commissioners and Community,
Brookfield owns approximately 594 acres at the confluence of two truck routes, Highway 74 and Menifee Road. The
property is also adjacent to the SCE Valley Substation, an industrial land use, and one of the largest in the SCE portfolio.
We believe the Highway 74 corridor is ideally suited for economic development opportunities that would enhance the
City’s employment base, expand the City’s tax base, help balance the jobs/housing ratio (currently at 0.43:1), create a
significant fiscal benefit to the City and provide the needed community benefits consistent with making Menifee one of
the great places to live in Southern California.
We have had several meetings with City staff and have provided preliminary plans and a fiscal impact report that has
been reviewed by the City’s consultant. Preliminary planning includes:
‐‐Incubator/flex space for small business
‐‐Technology Park for light industrial
‐‐Regional Sports Park
‐‐Natural Open Space and Linear Park connecting on and off‐site land uses
‐‐Residential Planned Community
‐‐Supporting improvements and infrastructure
Special attention is being focused on edge conditions, buffers and separation of uses to ensure the variety of land uses,
both existing and proposed, can be successfully integrated.
We look forward to working with the City and community in the next several months to further define and develop the
program for the site.
