California, as shown on map filed in Book 281 of Maps, pages 85 through 87, inclusive, of
Official Records of said County, lying within Section 3, Township 6 South, Range 3 West,
S.B.M. more particularly described as follows:
BEGINNING at the North East Corner of said Lot 41;
THENCE North 89°42'32" West, along the north line of said Lot 41, a distance of 122.24 feet to
the easterly right of way line of Dickens Drive (30.00 feet in half -width) as shown on Tract No.
28676, on file in Book 298 of Maps, pages 47 through 49, inclusive, of Official Records of
Riverside County;
THENCE South 18°18'19" West, along said easterly right of way line, a distance of 14.71 feet to
a corner cut -back angle point therein;
THENCE South 22°56'51" East, along said easterly right of way, a distance of 19.78 feet to the
northerly right of way line of Chester Morrison Way (30.00 feet in half -width) as shown on said
Tract No. 22543, said point being on a non -tangent curve, concave southwesterly with a radius
of 330 feet; a radial line to said point bears North 25°48'00" East;
THENCE southeasterly along said northerly right of way and said curve through a central angle
of 26°47'29", an arc length of 154.31 feet to the most southerly corner and the easterly line of
