AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF MENIFEE
AMENDING THE ZONING MAP TO CHANGE THE ZONING
DESIGNATION (CHANGE OF ZONE #7476) OF ASSESSOR PARCEL
#384-150-003 (±11.96 GROSS ACRES OF THE COMMERCE POINTE I
PROJECT) FROM LIGHT AGRICULTURE (A-1-10) TO INDUSTRIAL
PARK (I-P) AND ASSESSOR PARCEL#384-150-007 (±14.31 GROSS
ACRES OF COMMERCE POINTE 1) FROM LIGHT AGRICULTURE (A-1-
10) AND MAN UFACTURING-SERVISE COMMERCIAL (M-SC) TO
INDUSTRIAL PARK (I-P)
The City Council of the City of Menifee does ordain as follows:
Section 1. Findings:
The City Council finds as follows:
A. The zone change, as set forth in Exhibit "A to this ordinance, is consistent with
the General Plan Land Use Map and applicable General Plan objectives,
policies, and programs, in that Section 65860 of the California Government Code
requires zoning to be consistent with a local general plan.
B. Assessor Parcel #384-150-003 (±11.96 gross acres of Commerce Pointe 1) was
zoned Light Agriculture and the General Plan Land Use Map designates it as
Light Industrial. Assessor Parcel#384-150-007 (±14.31 gross acres of
Commerce Pointe 1) was partially zoned Light Agricultural and partially zoned
Manufacturing-Service Commercial (M-SC) and the General Plan Land Use Map
designates is as Light Industrial.
C. The change of zone complies with state law and makes the zoning uses and
development standards compatible with the long-range goals of the general plan
land use for the area.
D. The zone change is a logical extension of the existing zoning pattern, in that the
properties to the north and south of the project site are zoned Industrial Park (I-
P).
Section 2. Zone Change:
As allowed by Riverside County Land Use Ordinance No. 348, adopted by the
City:
(a) The Zoning Map Is amended to change the zoning designation
of assessor parcel #384-150-003 from Light Agriculture (A-1-10) to Industrial Park
(I-P).
(b) The Zoning Map is amended to change the zoning designation
for Assessor parcel #384-150-007 from Light Agriculture (A-1-10) and
Manufacturing-service Commercial (M-SC) to Industrial Park (I-P).

Section 3. Effective Date.
This ordinance shall take effect 30 days from the date of its adoption.
