The Association reviews plans and proposals as to their aesthetic adherence to the Design
Guidelines only. Any code, setbacks,management zone or restrictions particular to this
lot (if any) are the responsibility of the Owner and must be cleared through the Building
Department etc. as well as the Association
The patio cover is recommended for approval by the Board for the following reasons-
• While patio cover height limits are to be no more than 10 feet tall,there is a
provision to allow up to 12 feet in hipped roof patio covers. This design does not
fall into that configuration as only one side of the hipped roof is being added. It is
recommended for approval as being closer to a hipped roof than a flat one. As
such it would be approvable at the height requested and engineered in the
submittal. It is compatible with the home architecture and would be an substantial
improvement to the home.
• Additional conditions of approval would be that the tile used on the roof be the
same as is on the current home,all codes are met and all sides remain open (will
never be turned into an enclosed room)
• The Board has the final decision as to whether there is agreement with this
assessment or not.
